Welcome to The Bluffs at Blue Sage. Our home is 4,548 square feet of thoughtfully designed and staged living space, with a spectacular view of the crystal blue waters of Bear Lake. This home can only be described as a modern mountain oasis, with unique features like the custom floating staircase and a double sided fireplace. The property sits atop a 1-acre lot with ample space to spread out and enjoy all Bear Lake has to offer.
From the tranquil bedrooms fit to accommodate 40 guests, to the large fun filled game garage, and a secluded reading nook– there is sure to be something for everyone. In addition, The Bluffs is located in a private gated community called The Reserve, which boasts a community swimming pool (open seasonally), a year round hot tub, a fully equipped gym, a private spa, and countless other amenities. Located a short distance from the lovely town of Garden City, The Buffs at Blue Sage is the idyllic getaway location with enough room for everyone to play.


🧑‍🍳☕We believe that food is something that brings everyone together. Bring your family and friends together in our amazing kitchen at The Bluffs. We have state of the art appliances for creating your favorite culinary delights, or for trying out some new recipes. There is plenty of counter space for meal prepping and serving on our 14 foot island. When dinner is ready gather at our dining table that seats 24 plus 8 chairs to swing your feet at the island.

🎬📽️Play hard exploring the area and come home to relax in our private hot tub and theater room to watch your favorite shows on Amazon Prime, Netflix, or Disney+ on a large projecting screen. If it is activity you are looking for, we got you covered with a Pool table, 2 Ping Pong tables, Foosball, Shuffleboard, SuperShot Basketball, and over 20 different board games! If you love looking at the stars and feeling the warmth of an evening fire, grab some snacks and take a seat on the adirondack patio furniture on the private wraparound deck equipped with a fireplace and amazing views of Bear Lake!

The residence is minutes from The Reserve Clubhouse, which includes 2 pools, hot tub, workout facility, basketball courts, game room, tennis courts, and even an office space, which can all be used free of charge during your stay. Just half a mile down the road, you’ll find over 1,900 feet of private beach on the edge of Bear Lake’s stunning blue waters, where guests can relax and have some fun in the sun accessed by a private gate (lake level permitting). Please note: the outdoor pool is closed during the winter months.
